From concept to keys: how Triple A manages the full build process in Tanzania

Most construction projects in Tanzania involve two separate firms: an architect and a contractor. This is the default model. It is also the model most likely to produce cost overruns, schedule delays, and disputes over responsibility.

Triple A operates differently. We design and build under one firm, with one team accountable for the result. This article sets out exactly how that process works, stage by stage, and why it produces better outcomes for commercial clients, institutions, and developers.


1. Inception

Inception defines the project before design begins. At this stage we establish the client's budget, the site conditions, the legal and regulatory constraints, the required spaces and functions, and the project timeline with key milestones.

Output: a written project brief that both client and design team sign off before any drawing work starts. This document becomes the reference point for every later decision.


2. Site analysis

We assess topography, soil conditions, drainage, sun path, wind direction, access points, and existing infrastructure. For larger sites we commission a topographical survey and a geotechnical report. These findings determine building placement, orientation, and foundation design before scheme design begins.

Output: a site analysis report covering constraints and opportunities, used directly as input for scheme design.

3. Scheme design

We produce the initial design concept: layout, massing, orientation, and the relationship between spaces. This stage typically includes two to three design options, presented with plans, elevations, and 3D visualizations. The client selects one direction or requests revisions.

Output: an approved scheme design, signed off by the client before detail design begins.

4. Detail design

The approved scheme is developed into construction-ready documentation: structural drawings, mechanical and electrical drawings, material specifications, and detailed cost estimates. Our in-house team coordinates directly with structural and MEP engineers at this stage, removing the delays that occur when separate firms exchange information back and forth.

Output: a full set of construction drawings, a bill of quantities, and a fixed cost estimate.

5. Permits and approvals

We submit and manage all required approvals: zoning compliance, environmental impact assessment where applicable, structural certification, and local authority building permits. Because we control the drawing set, applications move through the process without the version-control issues that arise when a separate contractor requests changes to permitted drawings later.

Output: approved permits, on a timeline built into the master project schedule from inception.


6. Construction

Our site supervisors and project managers oversee construction directly. Because the same firm produced the drawings, there is no ambiguity to resolve on site, no clarification requests sent to a third party, and no incentive for a contractor to cut corners against a specification they did not write. Quality control checks are carried out against the original design intent, not a reinterpretation of it.

Output: regular progress reports, quality inspections, and a project that is built to match what was designed and costed.

7. Handover

On completion, we provide as-built drawings, maintenance documentation, and a defects liability period during which any issues are addressed directly by the team that built the project. There is no dispute about which firm is responsible. There is one firm, and it remains accountable.


Why the single-firm model matters for commercial clients

The separated model — architect and contractor as different firms — creates a structural gap in accountability. The contractor says the drawings weren't clear if the design is ambiguous. When construction deviates from the design, the architect claims the contractor did not follow specifications. For institutions, embassies, NGOs, and corporate clients managing fixed budgets and donor or board reporting requirements, this gap is a direct financial and reputational risk.

A single-firm model removes the gap. The same team that designed the building is contractually responsible for building it correctly. This typically produces three measurable benefits:

  1. Fewer change orders, because the design team and build team share the same information from day one.

  2. Faster decision-making on site, because design clarifications do not require sending a request to an external firm.

  3. Single point of accountability, which simplifies contract management and reduces legal exposure for the client.
